Interior painting

Lead-safe work on older island homes
Federal law shapes the job on any house from before 1978. The EPA's lead rule, formally Renovation, Repair and Painting, says anyone paid to disturb paint in pre-1978 housing has to be a certified firm. The exemption is small, six square feet of interior paint per room or twenty square feet outside, and window replacement is covered whatever the area. So on an older house we test first, not sand. If lead comes back positive, we seal the work area and handle the debris as the rule requires. It adds time to the preparation and it is not optional, for us or for anyone else bidding the job. Exterior painting
Waterfront exposure, tall trees and shade are hard on exterior paint. We repair any trim or siding that has softened before paint goes on, and we cover planting beds first. The exterior service covers:
- pressure washing
- lead testing
- surface preparation for paint adhesion
- siding, trim, soffits, shutters and exterior doors
- solid, semi-solid and semi-transparent stains on decks and fences
- varnish or clear coat on exterior doors, shutters and other exterior wood
Why the deck and the siding get different products
Siding sheds water. Decks, handrails and sills hold it. A film-forming acrylic is right for siding because it flexes with the boards and resists mildew, but on a horizontal surface that same film eventually lifts and peels. An oil like Armstrong Clark penetrates the wood instead of sitting on it, so it wears thin rather than peeling, and a worn deck takes a light recoat instead of a strip and restart. That is why the deck and the siding of the same house get two different products.
Commercial painting on Mercer Island

Cabinet painting: kitchens and built-ins
Cabinet painting keeps the kitchen's layout and replaces its finish. It is the right call when the boxes are sound and the color is not. The cabinet service covers:
- painting existing cabinets
- painting new cabinets
- refinishing oak, maple, cherry, alder and other cabinet woods
- off-site spraying and refinishing
- high-gloss application
Doors and drawer fronts go to our shop for spraying with Milesi or Renner two-component polyurethane, a coating that cures by chemical reaction and takes handling in a way no wall paint does. The boxes are sprayed in place. Vanities, built-ins and furniture are finished the same way.
Specialty finishes
Limewash works outside as well as in, on brick, stone and unsealed stucco. Romabio's application range is 50F to 88F for both air and surface, which makes exterior limewash a spring to early fall job in the Seattle area. Interior plaster has no such window.

A mineral finish for masonry and plaster.
Roman clay
Troweled on for a matte, slightly irregular surface.
Tadelakt
A lime plaster used in showers and other wet areas.
Venetian plaster
Burnished to a polished finish with visible depth.
We also do microcement, French wash and high-gloss enamel on doors and millwork. Every one of these finishes is applied by hand and no two come out the same, so ask for a sample before you commit a room.

My house is from the 1960s. What does lead-safe work involve?
Testing first. If lead is present, we seal off the area, keep the dust down and remove the debris under the EPA procedures. Paintzone is a certified firm, and any contractor you compare should be too.
My deck faces the lake and the finish keeps failing. What do you recommend?
A penetrating oil rather than a film. Oil wears thin instead of lifting, which is what you want on a surface water sits on. A worn spot takes a light recoat rather than a full strip.
Can a plaster finish be matched to my existing colors?
Yes. We match limewash and Venetian plaster to your existing colors and check the result on a sample before committing a wall.
How should I compare your bid with others?
Line by line, on surfaces, preparation, products and price. Ours is in writing, and Washington L&I recommends collecting three written bids before you choose.

Before you hire anyone, including us, check the registration. Washington contractors register with L&I, and you can look up registration status, bond, workers' compensation and any legal actions at Lni.wa.gov/Verify.
