Specialty finishes in Medina
Tell us which rooms or walls you have in mind, whether the surface is painted or bare, and the look you want. The written estimate then covers the preparation, any primer the surface needs and a sample on the wall before the room is committed.
Limewash
A mineral finish for masonry and plaster.
Roman clay
Troweled on for a matte, slightly irregular surface.
Tadelakt
A lime plaster used in showers and other wet areas.
Venetian plaster
Burnished to a polished finish with visible depth.
We also do microcement, French wash and high-gloss enamel on doors and millwork. Every one of these finishes is applied by hand and no two come out the same, so ask for a sample before you commit a room.
Interior painting
The interior service covers:
- minor drywall repairs
- wallpaper removal
- surface preparation and priming
- walls and ceilings
- baseboards, crown molding, wainscoting, window trim, door trim and doors, brushed or sprayed
- off-site spraying for doors and larger millwork
- color consultation and interior color scheme matching
Walls get Sherwin-Williams or Benjamin Moore. Millwork that should read as furniture gets Fine Paints of Europe enamel.
Original houses, rebuilds and the lead rule
If a house is original rather than a rebuild and dates from before 1978, the federal Renovation, Repair and Painting rule, the EPA's lead rule, applies. Only a certified firm may be paid to disturb its paint. The exemption is six square feet per room indoors or twenty outdoors, and replacing a window is covered whatever the area. We test first. A positive result means we contain the work area, control the dust and take the debris out under the rule's procedures. That adds preparation time and is not negotiable. Paintzone is EPA Lead-Safe Certified, and it is a fair question to put to any contractor you are comparing.
Exterior painting
On wood the finish coat is a Sherwin-Williams acrylic. On brick, stone and stucco it can be limewash instead. The exterior service covers:
- pressure washing
- lead testing
- surface preparation for paint adhesion
- siding, trim, soffits, shutters and exterior doors
- solid, semi-solid and semi-transparent stains on decks and fences
- varnish or clear coat on exterior doors, shutters and other exterior wood
Limewash on brick, and the condition attached to it
Romabio Classico, the limewash we use, is slaked lime with about 97 percent mineral content. It soaks into a porous surface rather than forming a skin on it. That is why it stays breathable, with a vapor permeability rating of Sd 0.5 m, and why it weathers and softens over the years instead of peeling. The condition is absorbency. Raw brick, stone and unsealed stucco take it directly. Brick that has been painted, glazed brick and sealed stucco need a bonding primer first, or the wash will not hold. Air and surface temperature both have to sit between 50F and 88F while it goes on, which narrows the season in Seattle more than it does for ordinary paint. It is not a finish for steps or floors.
Cabinet painting: kitchens and built-ins
Cabinet painting keeps the cabinetry and changes the finish, whether the kitchen is being refreshed or matched to new millwork. The cabinet service covers:
- painting existing cabinets
- painting new cabinets
- refinishing oak, maple, cherry, alder and other cabinet woods
- off-site spraying and refinishing
- high-gloss application
We remove the doors and drawer fronts, finish them in our shop with a Milesi or Renner two-component polyurethane and reinstall them. The boxes are sprayed where they stand. The coating cures by chemical reaction, so it is much harder than wall paint and holds its finish under daily use. Vanities, built-ins and furniture are done the same way.
Commercial painting
Medina itself is almost entirely residential, and we paint commercial property across the Eastside, inside and out. The commercial service covers:
- interiors for warehouses, retail stores, offices, restaurants and museums
- exteriors for storefronts and multi-story buildings
- wood siding, stucco and metal surfaces
- accent walls
The one detail that moves a commercial estimate is whether the building stays occupied while we paint. Raise it at the walkthrough.

Medina painting FAQs
Do you work in Medina, WA?
Yes. From our Seattle shop at 600 W Olympic Pl #503, across the 520 bridge, Medina is one of our regular service areas.
Do your own painters apply the plaster finishes?
Yes. Limewash, Roman clay, tadelakt and Venetian plaster are applied by Paintzone's painters, and the same crew handles the repaint around them.
Can limewash go over my painted brick?
Not directly. It needs an absorbent surface. Painted brick, glazed brick and sealed stucco take a bonding primer first. Bare brick, stone and unsealed stucco take it as is.
Where does tadelakt make sense?
Showers, steam rooms and other wet areas, in place of tile. It is a lime plaster that is compacted and sealed so it sheds water, with no grout lines to maintain.
Is my house old enough to need lead-safe work?
If it is original construction from before 1978, yes. A recent rebuild on an old lot is not. When there is any doubt we test before sanding.
What is the difference between Venetian plaster and limewash?
Venetian plaster is burnished into a polished, layered surface with visible depth. It suits an entry or a formal room. Limewash is matte and cloudy, soaks into the surface rather than sitting on it, and belongs on masonry and plaster.
How to check a painting contractor before you sign
Before you hire anyone, including us, check the registration. Washington contractors register with L&I, and you can look up registration status, bond, workers' compensation and any legal actions at Lni.wa.gov/Verify.
Paintzone is on that register as a construction contractor, license number PAINTL*811QD, Washington UBI 604 513 060.
The EPA's Renovation, Repair and Painting rule covers housing built before 1978, and anyone paid to disturb paint on those properties has to work for a certified firm. Paintzone is certified to work with lead paint.
