Interior painting

The interior service covers:

  • minor drywall repairs
  • wallpaper removal

  • baseboards, crown molding, wainscoting, window trim, door trim and doors, brushed or sprayed
  • off-site spraying for doors and larger millwork

Walls get Benjamin Moore or Sherwin-Williams, millwork gets Fine Paints of Europe enamel, and we can work through the Farrow and Ball range with you when a palette is still open.

What the lead rule means on a pre-1978 house

Any home built before 1978 falls under the EPA's Renovation, Repair and Painting rule when someone is paid to disturb its paint. The work has to be done by a certified firm. The exemption is tiny, six square feet per room inside, twenty outside, and none for replacing a window. A positive test means containment, dust control and debris handled under the rule. We test before we sand. It lengthens the preparation and it is the law for every contractor bidding the job, so ask each of them whether they are certified. Paintzone is.

Exterior painting in Clyde Hill

Our exterior painting service in Clyde Hill covers paint on wood and either paint or limewash on masonry. Soft wood is repaired before the finish goes on. The exterior service covers:

  • pressure washing
  • lead testing
  • surface preparation for paint adhesion
  • siding, trim, soffits, shutters and exterior doors
  • solid, semi-solid and semi-transparent stains on decks and fences
  • varnish or clear coat on exterior doors, shutters and other exterior wood

What limewash actually is

The Romabio Classico we apply is slaked lime, roughly 97 percent mineral. It colors masonry by soaking into it rather than coating it. It breathes, with a vapor permeability of Sd 0.5 m, and it ages by softening and weathering instead of peeling. In exchange it needs a porous surface. Unpainted brick, stone and raw stucco absorb it as they are. Painted or glazed brick and sealed stucco have to be primed with a bonding primer first or it will not hold. It goes on only when air and surface sit between 50F and 88F, which shortens its season here, and it is not for steps or floors.

Commercial painting

Clyde Hill itself is almost entirely residential. Just over its borders in Bellevue we paint offices, retail and light industrial property, interior and exterior. The commercial service covers:

  • interiors for warehouses, retail stores, offices, restaurants and museums
  • exteriors for storefronts and multi-story buildings
  • wood siding, stucco and metal surfaces
  • accent walls

Cabinet painting: kitchens and built-ins

Cabinet painting changes a kitchen, a bathroom or a library without replacing the casework. The cabinet service covers:

  • painting existing cabinets
  • painting new cabinets
  • refinishing oak, maple, cherry, alder and other cabinet woods
  • off-site spraying and refinishing
  • high-gloss application

Doors and drawer fronts are sanded, then sprayed in our shop with two-component polyurethane from Milesi or Renner, which cures by chemical reaction and ends up much harder than wall paint. The boxes are sprayed in place. High-gloss, satin and matte are all available. Libraries, vanities and freestanding pieces are finished the same way.

Specialty finishes

Custom color matching is part of the specialty service. We tint limewash and Venetian plaster to an existing scheme rather than picking from a chart, which matters when the finish has to sit beside existing millwork, tile or stone.

A mineral finish for masonry and plaster.

Roman clay

Troweled on for a matte, slightly irregular surface.

Tadelakt

A lime plaster used in showers and other wet areas.

Venetian plaster

Burnished to a polished finish with visible depth.

We also do microcement, French wash and high-gloss enamel on doors and millwork. Every one of these finishes is applied by hand and no two come out the same, so ask for a sample before you commit a room.

Andrei and team did a killer job on a tight schedule repainting our new house's kitchen cabinets! They were a dated Tuscany-style distressed dark cream, and I picked a green and a taupe for different parts of the kitchen. They also replaced the hardware. What a difference! Before and after pics below. I even had them repaint the green because I picked one that was too bright, and they were very accommodating. When the selling agent came to our housewarming she was blown away! Still need to redo tile and counters but this is already so much better. Do you work in Clyde Hill?

Can limewash go on brick that has already been painted?

Only over a bonding primer. Limewash holds by soaking in, so painted, glazed or sealed masonry gives it nothing to grip until it is primed.

Does my house need lead-safe work?

Yes if it dates from before 1978. We test before any sanding. A positive result means containment, dust control and debris handled as the EPA rule requires. Paintzone holds that certification.

Do you take commercial and industrial work?

Commercial, yes. Offices, retail, restaurants and warehouses, interior and exterior. For industrial coatings, ask us about the specific job.

Do you paint libraries and built-ins as well as kitchens?

Yes. They go through the same shop process as kitchen cabinets, with the sanding, the two-part coating and the choice of sheen.

How to check a painting contractor before you sign

Before you hire anyone, including us, check the registration. Washington contractors register with L&I, and you can look up registration status, bond, workers' compensation and any legal actions at Lni.wa.gov/Verify.

Paintzone is on that register as a construction contractor, license number PAINTL*811QD, Washington UBI 604 513 060.

The EPA's Renovation, Repair and Painting rule covers housing built before 1978, and anyone paid to disturb paint on those properties has to work for a certified firm. Paintzone is certified to work with lead paint.
