Exterior painting in Magnolia
Our exterior painting service in Magnolia covers whole-house repaints, trim-only work, decks, fences and doors. Failed wood is replaced before paint. The exterior service covers:

Decks, fences and the oil-versus-film question
A film-forming coating suits siding, where water runs off and the film can flex with the boards. On a deck or a handrail, where water sits, that film lifts and peels sooner or later. Penetrating oil does the opposite. It sinks into the wood, wears thin over time instead of lifting, and is refreshed by recoating the worn areas rather than sanding the whole surface back. Armstrong Clark is the oil we specify. We decide surface by surface at the estimate.
Interior painting
The interior service covers:
- minor drywall repairs
- wallpaper removal
- surface preparation and priming

- baseboards, crown molding, wainscoting, window trim, door trim and doors, brushed or sprayed
- off-site spraying for doors and larger millwork
- color consultation and interior color scheme matching
Sherwin-Williams or Benjamin Moore goes on the walls, and Fine Paints of Europe on millwork that should look like furniture.
Pre-1978 houses and the lead rule
On any home built before 1978 the EPA's Renovation, Repair and Painting rule governs the work. It calls for a certified firm and for containment when lead is present. Its exemption is six square feet of paint per room inside or twenty outside and none at all for window replacement, so narrow that it rarely applies to a repaint. We test before sanding. If the result is positive, we seal the room, control the dust and dispose of the debris under the rule. Paintzone carries the EPA's Lead-Safe firm certification. Ask the same of any other bid.
Commercial painting
Alongside houses, we paint the shopfronts and professional suites in and around Magnolia Village and the commercial and light industrial property on the Interbay side. The commercial service covers:
- interiors for warehouses, retail stores, offices, restaurants and museums
- exteriors for storefronts and multi-story buildings
- wood siding, stucco and metal surfaces
- accent walls
In occupied premises we work in phases around your trading hours, with protection up and down daily. A vacant unit we work straight through. We settle it at the walkthrough.
Cabinet painting: kitchens and built-ins
Cabinet painting keeps the kitchen you have and changes the finish. The cabinet service covers:
- painting existing cabinets
- painting new cabinets
- refinishing oak, maple, cherry, alder and other cabinet woods
- off-site spraying and refinishing
- high-gloss application
Doors and drawer fronts go to the shop, where we spray them with Milesi or Renner two-component polyurethane, and come back to boxes sprayed in place. The coating cures by chemical reaction rather than evaporation, which is why it takes daily handling that would mark a wall paint. Built-ins, vanities and freestanding furniture can be sprayed the same way.
Specialty finishes
Limewash wants a sound, dry substrate. On an older house it goes on after the repairs, and where a wall or fireplace has already been painted it needs a bonding primer before the limewash can grip.

A mineral finish for masonry and plaster.
Roman clay
Troweled on for a matte, slightly irregular surface.
Tadelakt
A lime plaster used in showers and other wet areas.
Venetian plaster
Burnished to a polished finish with visible depth.
We also do microcement, French wash and high-gloss enamel on doors and millwork. Every one of these finishes is applied by hand and no two come out the same, so ask for a sample before you commit a room.

Yes. We match the current color from a sample, or work within the same family when the old paint has faded unevenly.
What should go on a deck that keeps peeling?
Usually a penetrating oil instead of a film-forming coating. Oil wears rather than peels, so it suits a surface that holds water, and worn areas take a light recoat.
Does my house need lead-safe work?
If it predates 1978, yes. We test first and contain the work area if lead is found. Paintzone is certified under the EPA program.

Before you hire anyone, including us, check the registration. Washington contractors register with L&I, and you can look up registration status, bond, workers' compensation and any legal actions at Lni.wa.gov/Verify.
