Exterior painting in Queen Anne
In the 98119 ZIP code, Census Bureau estimates show more than half of the housing built before 1980 and roughly one in four homes before 1940. Lead paint is more likely on a house from before 1978, so on many Queen Anne exteriors a lead test comes before any scraping or sanding, and the work is contained if the result is positive. The exterior service includes:
- Pressure washing and scraping
- Lead testing on houses built before 1978
- Repairs to soft or split trim and siding
- Priming of bare and repaired wood
- Siding, trim, soffits, shutters and doors
- Deck and fence stains, from semi-transparent to solid
- Varnish or clear coat on doors and exterior wood
Why the forecast for the next two nights matters more than today's
The new coat needs at least 48 hours above the dew point, and dew that settles on paint before it has cured can pull ingredients to the surface as it dries, leaving stains or a weak bond. A cool day is rarely what stops us, since Sherwin-Williams formulates its exterior paints to go on as low as 35F. When those nights look cold and damp, we move the date.
Interior painting
Each surface gets the sheen it needs, a flatter finish on walls and a harder-wearing one on trim and doors, over walls we have repaired, sanded and primed. The interior service includes:
- Walls and ceilings
- Doors, window trim, door frames and baseboards
- Crown molding, wainscoting and built-ins
- Drywall repair and wallpaper removal
- Sanding and priming, with oil primer on millwork
- Shop spraying for doors and larger millwork
- Color consultation and color matching
The same lead-safe steps apply inside. On a house from before 1978 we test before sanding and seal off the room if lead is found.
Commercial painting
We paint storefronts and restaurants on Queen Anne Avenue, as well as offices and clinics, inside and out. The commercial service includes:
- Offices, retail stores and shopping centers
- Restaurants, gyms and medical facilities
- Warehouses, museums and religious buildings
- Storefronts and multi-story exteriors
- Wood siding, stucco and metal
- Accent walls and specialty finishes in lobbies
If the business stays open, we paint outside its opening hours and set up and take down protection every day.
Cabinet painting: kitchens and built-ins
Cabinet painting keeps the boxes and changes the finish. We take the doors and drawer fronts to our finishing shop to spray them, and finish the frames where they hang. The cabinet service includes:
- Kitchen and bathroom cabinets
- Built-ins and laundry, office and garage cabinets
- Existing, new and previously painted cabinets
- Oak, maple, cherry, alder and other woods
- Doors and drawer fronts sprayed in our shop
- High-gloss finishes
Because the coating cures by chemical reaction, it ends up hard enough for kitchen doors that open and close all day.
Specialty finishes
A plaster wall goes on the same schedule as the rest of the repaint. Tell us at the walkthrough which walls you have in mind, and they go in after the repairs and primer.
The specialty finishes we offer include:
Limewash
A lime finish for masonry and interior walls that dries matte, with soft variation in color.
Roman clay
A troweled clay plaster, velvety to the touch, with a subtle sheen.
Tadelakt
A Moroccan lime plaster polished with olive oil soap, so it sheds water in showers without grout lines.
Venetian plaster
Thin layers of limestone or marble plaster, burnished to a hard, stone-like surface.
We also do microcement, French wash and high-gloss enamel on doors and millwork.
How we work
Consultation and estimate
We visit, walk the property with you and talk through colors and finishes before we write the estimate.
Preparation
We cover floors, furniture and fixtures with durable masking, then wash, scrape, sand, repair and prime. Work lights show us the dings and cracks that room lighting hides.
Painting
We brush, roll or spray each surface, whichever leaves the better finish. On an exterior we pick the painting days by the forecast, because fresh paint needs dry weather to cure.
Inspection
Before we call the job finished, we check every painted surface against the written scope.
Cleanup
We take down the protection, haul away materials and debris, and leave the property as clean as we found it.
Final walkthrough
We walk through the finished job with you, so you see every room or side of the house before we leave.
Queen Anne painting FAQs
Do you paint condos in Queen Anne?
Yes. Send the building rules on hours and access with your estimate request, and the painting days follow them.
Can you do the trim only?
Yes. Trim painting and touch-ups are part of the exterior service, and they are often the right call when the siding is sound and the trim is not.
Can you help choose colors for an older house?
Yes. Color consulting is part of the exterior service here. We can match the colors you have or help you pick a new scheme.
Do you use low-VOC paint?
Yes, on exterior work.
Do you take commercial work in Queen Anne?
Yes. We paint storefronts, restaurants, offices and clinics, interior and exterior, outside your opening hours when the space stays open.
How do I arrange an estimate?
Give us a call at (206) 899-5154 or send the estimate form. We set a day to walk the house with you, and the estimate comes to you in writing.
How to check a painting contractor before you sign
Before you hire anyone, including us, check the registration. Washington contractors register with L&I, and you can look up registration status, bond, workers' compensation and any legal actions at Lni.wa.gov/Verify.
Paintzone is on that register as a construction contractor, license number PAINTL*811QD, Washington UBI 604 513 060.
The EPA's Renovation, Repair and Painting rule covers housing built before 1978, and anyone paid to disturb paint on those properties has to work for a certified firm. Paintzone is certified to work with lead paint.
