Working with Paintzone
Owner-run
Paintzone is owned and run by Andrei Danu and Dorin Sirbu, who came to painting from architecture and mural work.
Specialty finishes in house
Limewash, Roman clay and tadelakt can go on the same estimate as the paint, from one accent wall to a whole room.
Free written estimates
Every estimate is free and written out, listing the surfaces, the preparation, the products and the price.
Interior painting
Old wallpaper comes off and the drywall under it gets repaired and primed before paint, so the new color goes onto a smooth, sealed wall. The interior service includes:
- Walls and ceilings
- Doors, window trim, door frames and baseboards
- Crown molding, wainscoting and built-ins
- Drywall repair and wallpaper removal
- Sanding and priming, with oil primer on millwork
- Shop spraying for doors and larger millwork
- Color consultation and color matching
The Census Bureau estimates that only about 18 percent of Newcastle's housing was built before 1980, with a median year built of 1999. On the older houses, those from before 1978, we test for lead before sanding.
Exterior painting
Every exterior starts with a pressure wash and scraping, and any rotted wood is replaced before primer, because new paint over soft wood fails early. The exterior service includes:
- Pressure washing and scraping
- Lead testing on houses built before 1978
- Repairs to soft or split trim and siding
- Priming of bare and repaired wood
- Siding, trim, soffits, shutters and doors
- Deck and fence stains, from semi-transparent to solid
- Varnish or clear coat on doors and exterior wood
A shaded deck and the case for oil
Decks under trees dry slowly, and a film stain on wood that stays damp will blister and lift. Oil stains take a different approach. Armstrong Clark, the one we use, works its conditioning oils deep into the wood fibers, so it fades and thins with time rather than flaking. According to its maker, a maintenance coat goes on without stripping or sanding, which keeps upkeep simple. Siding is the opposite case, where a flexible acrylic that resists mildew is the better choice, so one house often gets two products.
Commercial and office building painting in Newcastle, WA
We paint office buildings, retail units, restaurants and warehouses inside and out, scheduled around the people using them. The commercial service includes:
- Offices, retail stores and shopping centers
- Restaurants, gyms and medical facilities
- Warehouses, museums and religious buildings
- Storefronts and multi-story exteriors
- Wood siding, stucco and metal
- Accent walls and specialty finishes in lobbies
When tenants stay in, we keep the building manager updated as each area is finished, set up and clear away protection every day, and can work after hours.
Cabinet painting: kitchens and built-ins
Repainting the cabinets changes a kitchen without replacing the boxes, and it suits kitchens where the layout works and only the finish has dated. Doors and drawer fronts are sprayed at our finishing shop, and the frames are finished on site. The cabinet service includes:
- Kitchen and bathroom cabinets
- Built-ins and laundry, office and garage cabinets
- Existing, new and previously painted cabinets
- Oak, maple, cherry, alder and other woods
- Doors and drawer fronts sprayed in our shop
- High-gloss finishes
Both new and existing cabinets get a two-component coating. It cures through a chemical reaction instead of drying, which is what gives it the hardness cabinet doors need.
Specialty finishes
Bring a photo of the room and tell us the look you want, and we will say which finish gets there and what the wall needs first.
The specialty finishes we offer include:
Limewash
A lime finish for masonry and interior walls that dries matte, with soft variation in color.
Roman clay
A troweled clay plaster, velvety to the touch, with a subtle sheen.
Tadelakt
A Moroccan lime plaster polished with olive oil soap, so it sheds water in showers without grout lines.
Venetian plaster
Thin layers of limestone or marble plaster, burnished to a hard, stone-like surface.
We also do microcement, French wash and high-gloss enamel on doors and millwork.
How we work
Consultation and estimate
We visit, walk the property with you and talk through colors and finishes before we write the estimate.
Preparation
We cover floors, furniture and fixtures with durable masking, then wash, scrape, sand, repair and prime. Work lights show us the dings and cracks that room lighting hides.
Painting
We brush, roll or spray each surface, whichever leaves the better finish. On an exterior we pick the painting days by the forecast, because fresh paint needs dry weather to cure.
Inspection
Before we call the job finished, we check every painted surface against the written scope.
Cleanup
We take down the protection, haul away materials and debris, and leave the property as clean as we found it.
Final walkthrough
We walk through the finished job with you, so you see every room or side of the house before we leave.
Newcastle painting FAQs
Can we stay home with kids and pets during the work?
Yes, though the sanding days are easier away from home, and we close off each room we work in so the rest of the house stays usable.
Do you do interior painting in Newcastle?
Yes. Inside Newcastle homes we paint walls, ceilings, doors and trim, anything from one bedroom to the whole house.
Do you paint office buildings in Newcastle?
Yes, interior and exterior, scheduled around tenants when the building stays occupied, and that includes the common areas of apartment buildings.
Can you match the builder's original colors?
Yes. If you have the original color names, we use them. If not, we match the color from a sample.
Are you licensed, bonded and insured?
Yes. Paintzone is registered with Washington L&I as a construction contractor, license PAINTL*811QD, with a $15,000 bond and $1,000,000 in liability insurance.
How can I get an estimate?
Call us at (206) 899-5154 or use the online form. Once we have walked the property with you, the estimate arrives in writing with surfaces, preparation, products and price.
How to check a painting contractor before you sign
Before you hire anyone, including us, check the registration. Washington contractors register with L&I, and you can look up registration status, bond, workers' compensation and any legal actions at Lni.wa.gov/Verify.
Paintzone is on that register as a construction contractor, license number PAINTL*811QD, Washington UBI 604 513 060.
The EPA's Renovation, Repair and Painting rule covers housing built before 1978, and anyone paid to disturb paint on those properties has to work for a certified firm. Paintzone is certified to work with lead paint.
